Photos by Martine– SmugMug Previously I was owner/operator of Dog Grooming by Martine. I'm the Founder & Executive Director of The N.I.C.E. Foundation, (The New Initiative Community Enhancement Foundation) a 501c3 nonprofit located around the Willamette Valley in Oregon. My Story, Thus Far “TURNING PRIVATE PAIN INTO PUBLIC REFORM.” Committed to transforming challenges into opportunity, restoring dignity, and revitalizing rural communities. The N.I.C.E. foundation exists because I believe people, communities and places deserve to thrive, not just survive. With stability, beauty, and opportunity — together. Under The N.I.C.E. "umbrella" I've founded programs such as HISTORY CITY, a preservation and community-revitalization initiative focused on saving historic places and reimagining them for modern community use. My other creation and passion project is THE OAKS LEGACY RANCH, an equestrian facility & event center focusing on equine assisted therapy for both horses and humans. Offering clinics, community events, and rental space for venues all of which help create job opportunities & a way to help to continually fund The N.I.C.E. Foundation projects. N.I.C.E. Cottage Commons- A Rural Affordable Housing & Community Stewardship Pilot Project Creating small neighborhood-scale housing communities where residents can enjoy: • Attractive cottage homes • Private outdoor space • Shared green space • Walking paths • Community gathering areas • Landscaped grounds • Long-term housing stability The development is designed to demonstrate that affordable middle housing can also be beautiful, peaceful, and community-centered. Before I was writing proposals, studying zoning laws, or walking through old buildings imagining what they could become… I am someone who simply loves old places, quiet land, animals, and the feeling that history still matters. That is my "why". WHY HISTORY AND LAND MATTER TO ME I believe buildings and landscapes carry stories — not just architectural ones, but human ones. They tell us who we were/are, what we valued/value, and what kind of communities we once built/build for each other. Too often, those stories are erased by neglect, speculation, or development that doesn’t serve the people who actually live there. History City was born from the belief that preservation should also be practical, inclusive, and healing. Not just museums — but living, working spaces: — nonprofit hubs — small business incubators — affordable and transitional housing — community gathering places — therapeutic and agricultural land uses Preservation shouldn’t freeze places in time. It should help them serve people now. WHAT IS OUR N.I.C.E. FOUNDATION ABOUT? THE N.I.C.E. (New Initiative Community Enhancement) FOUNDATION is the 501c3 NONPROFIT umbrella under which HISTORY CITY, THE OAKS, N.I.C.E. COTTAGE COMMONS and several future community projects live. THE LONG-TERM MISSION OF N.I.C.E. IS TO: — Preserve historic buildings and rural land — Prevent displacement and loss of community identity — Support affordable housing and healing-centered spaces — Protect green space, farmland, and culturally significant sites — Create sustainable local economic opportunities — Preserve and protect nature. In short: TO STRENGTHEN COMMUNITIES BY PROTECTING WHAT MAKES THEM UNIQUE — AND GIVING THEM ROOM TO GROW WITH DIGNITY. HISTORY CITY, THE OAKS LEGACY RANCH, and COTTAGE COMMONS are the first major branches of this vision. Focusing specifically on historic buildings for adaptive reuse & a productive equine/event center. A PERSONAL JOURNEY, NOT JUST A PROFESSIONAL ONE This work is not theoretical to me. I HAVE PERSONALLY EXPERIENCED: — housing insecurity; including homelessness — financial instability; the loss of everything — the fragility of support systems This is how easily people can fall through the cracks, even when they are trying to do everything right. Once you're reduced to nothing, it's incredibly hard to rebuild a decent life once more. I also live with disability, and I understand how systems often fail the very people they are meant to serve. Because of this, I don’t see preservation as separate from: — housing — mental health — economic opportunity or access to safe, stable environments ☆COMMUNITY REVITALIZATION MUST INCLUDE THE PEOPLE ALREADY THERE NOT PUSH THEM OUT. THAT BELIEF IS AT THE CORE OF EVERY PROJECT I PURSUE. WHY I’M STARTING WITH SMALL TOWNS —My focus is on rural and small-town communities in the Willamette Valley — places like Yamhill, Carlton, and surrounding areas that are rich in history but often overlooked in funding and planning conversations. These towns have: — incredible historic structures — strong local identity — deep agricultural roots And, people who care deeply about where they live They also face: — rising property costs — limited housing options — loss of historic buildings And, pressure from outside development I BELIEVE SMALL TOWNS DESERVE BIG VISION — AND THOUGHTFUL PROTECTION. THIS IS A LONG-TERM COMMITMENT THE OAKS LEGACY RANCH, N.I.C.E. COTTAGE COMMONS and HISTORY CITY via N.I.C.E. are not quick projects. They are part of a long-term plan to build a network of preserved places and community-centered properties & programs that can be replicated in other towns. MY GOAL is to create models that show: — historic preservation can be financially sustainable — community benefit and economic development can coexist And, nonprofits can be proactive owners of land and buildings, not just program operators. I am building this step by step — transparently, thoughtfully, and with deep respect for the communities involved.
